Design-only vs. turnkey pricing

Interior design services are usually priced in one of two ways. Design-only pricing covers space planning, material selection, and 3D visualization, charged per square foot of the area being designed. Turnkey pricing covers everything from design through to execution and handover — procurement, civil and MEP work, and a dedicated site team — and is naturally a higher per-square-foot rate because it includes labour, materials, and project management under one roof.

  • Design-only: you receive drawings, mood boards, and 3D visuals, then execute with your own contractor.
  • Turnkey: a single studio manages design, procurement, and execution end to end, with one point of accountability.

What actually changes the price

Within either model, four things move the final number the most: the extent of custom furniture and joinery versus factory-made pieces, the material and finish grade you choose (laminate versus veneer versus stone, for instance), whether structural or MEP changes are involved, and how many rooms are in scope versus a single-room refresh.
